Building on a scheme originally approved in 2020 by AHMM and Donald Insall Architects, Trehearne have introduced a series of thoughtful refinements. Internal layouts have been reconfigured to improve efficiency and maximise usable space, while the façades have been carefully reinterpreted, elevating entrances and creating a coherent dialogue between the building's interior plans and the surrounding streetscape.

The development offers retail units at ground and basement levels, commercial floors from first to sixth, and six residential apartments across the seventh and eighth floors.

Significant heritage elements have been preserved: the listed façades of Nuffield House remain intact, with new construction integrated behind, while Pegasus House has been comprehensively rebuilt. A communal garden at ground level complements terrace spaces on the sixth floor, offering residents outdoor amenity in the heart of the development.


Techincally, the building incorporates underfloor services and post-tensioned slabs, reducing superstructure requirements and maximizing floor-to-ceiling heights behind the historic façades. Sustainability and performance are central to the design, with the development targeting BREEAM Outstanding, WELL Platinum, WiredScore Platinum, and 4.5* NABERS ratings.
